A repair company built around property management, not retrofitted for it
AnyRepair works exclusively with property management companies and portfolio owners on single-family rentals across the Dallas area.
Most repair companies that serve property managers started somewhere else. They built a business on homeowners — retail scheduling, retail pricing, one job at a time — and then bolted on management clients when the volume looked attractive.
You can tell, because the parts that matter to you are the parts that were added last. Approval limits are handled by memory. Documentation is whatever the technician felt like typing. Invoices arrive in a format that does not reconcile against anything.
We started at the other end. Everything here is built around a work order arriving from a management company, being scheduled with a tenant, being documented, and being invoiced in a way that matches how your office actually runs.
What we will not do
- We do not take homeowner or retail calls
- We do not do work above your limit and invoice for it afterwards
- We do not close a work order without photographs
- We do not upsell a replacement when a repair is the honest answer
- We do not require a contract, a minimum door count, or an onboarding call
How we operate
Six commitments, and you can hold us to all of them
We only work with managers
No homeowner calls, no retail scheduling, no consumer pricing. That focus is what lets approval limits, documentation standards, and portfolio invoicing be the default rather than a special arrangement we make for you.
Nothing above $300 happens without a quote
Our standing not-to-exceed limit is $300. Under it, we complete the work and you hear about it when the invoice arrives. Over it, we stop, photograph, quote, and wait. You will not be handed an invoice for work you did not authorise, and you can set a different limit for your portfolio if $300 is the wrong number for you.
If it is not documented, it did not happen
Every work order closes with before-and-after photos, what was done, and parts used. That record is what settles a deposit dispute with a tenant and answers an owner asking what they paid for.
We tell you when not to spend the money
On any repair-or-replace call we give you the repair number, the replacement number, and the age of the unit. Sometimes the honest recommendation is the cheaper one, and you get it either way.
The tenant is our problem, not yours
We schedule, we confirm access, we handle the no-shows and the reschedules. Chasing a tenant for a two-hour window is the single biggest time drain in property maintenance, and it is the piece we take off your desk.
One invoice, matched to your system
Referenced to your work order number and property address so it reconciles without manual matching. Per job or consolidated monthly — whichever your accounting prefers.
Straight answer
Insurance and liability
AnyRepair does not carry general liability insurance, and neither do the subcontractors used for licensed trades. We would rather you knew that before you sent us a work order than after something went wrong.
Work is accepted on the basis that the management company and the property owner carry liability for loss or damage arising from work performed at the property. If your vendor requirements include proof of insurance, we cannot currently meet them.
Plumbing, electrical, and HVAC are licensed trades in Texas. AnyRepair does not hold those licences and subcontracts that work to licensed technicians.
